What this job actually involves

Knotweed excavation — how it works here

Knotweed excavation in Bolton

Excavation takes out the stand and its roots in days rather than years, which suits plots ahead of an extension, development land or a sale on a deadline. It costs more than spraying because of the soil volume and licensed disposal. On bigger sites, treating or burying the soil on the land can reduce the bill.

What a knotweed dig-out involves

The survey plot fixes the area, and a margin goes round it. Machine access, room to stack soil on membrane and the route out to the road all affect the method. In narrow terraced yards, a mini digger or hand digging may be the only choice.

Knotweed soil counts as controlled waste, so it needs a transfer note and a site licensed to take it. On bigger plots, burying it deep on site under membrane or treating it in a cell can cost less, but the plan has to be agreed beforehand. You receive copies of every record.

The hole is filled with clean material and the area is watched through the next season. A little regrowth is not unusual and is cleared by spot treatment. The paperwork from the excavation is what a buyer's solicitor will want later.

How knotweed excavation works with us

  1. Photograph it.

One leaf and a stretch of stem is enough. Use the contact form or message us. It costs nothing.

  2. We come and survey.

If it is knotweed, we visit, measure the stand and note what is close to it.

  3. Spray or excavate.

A programme across several seasons, or digging it out when the date will not move.

  4. Report and aftercare.

A written plan for you and your lender, then return visits until nothing regrows.

Questions about knotweed excavation

Is the whole garden dug up?
No. Only the area plotted in the survey, plus a safety margin round it.
How do I know if it is Japanese knotweed?
Start with the stem: hollow like bamboo, flecked purple and bending in a zig-zag at every joint. The leaves are shield-shaped with a flat edge where the stalk joins, and in late summer it throws up sprays of cream flowers. Old brown canes can stand through the whole winter. Sending us a photo is quicker than comparing pictures on your phone.
Is it illegal to have knotweed in my garden?
No, owning land with knotweed on it is not an offence. The law is broken if you let it spread into the wild, and soil or cuttings count as controlled waste. If it moves into a neighbour's garden, they may be entitled to bring a claim against you.
Will knotweed stop me getting a mortgage?
It does not rule one out. Plenty of lenders will go ahead if there is a professional survey, a treatment plan and an insurance-backed guarantee that can pass to the buyer.
How long does treatment take?
Most spraying programmes run for three to five growing seasons, with monitoring afterwards. Digging it out takes days rather than years, but the bill is a good deal higher.
Can I just dig it out myself?
We would not. Small fragments of rhizome regrow, and the soil cannot go in your wheelie bin or be taken to the household waste site.
